Finding community documents as a resident

Your community's rules shouldn't live in a filing cabinet at a board member's house. In the portal, open Documents in the top navigation.

What you'll find

Documents are grouped by category: governing documents (the declaration/CC&Rs and bylaws — the rules you agreed to when you bought), meeting minutes, policies, financial documents, and whatever else your board has published. Each entry shows its title and offers a download — files open right in your browser or save to your device.

If a document you expect isn't there, it usually means the board hasn't uploaded it yet (or has marked it board-only, which is normal for things like attorney correspondence). Ask a board member — the feedback bubble in the corner works for this too.

The fastest way to get an answer from a document

Reading a 90-page declaration to answer one question is nobody's idea of a good evening. Next to each document you'll find an option to ask the AI Assistant about it — it opens the assistant with your question aimed at that document. Ask in plain English:

• "What does this say about fences?"
• "Am I allowed to rent out my house?"
• "How much notice does the board need to give for the annual meeting?"

The assistant answers with the relevant passage cited, so you can read the actual language yourself rather than taking anyone's word for it. Keep in mind the assistant provides information, not legal advice — for anything with real stakes, read the cited section and, if it matters enough, talk to an attorney. Why the covenants are worth ten minutes

Most neighbor-versus-board friction traces to surprise: an owner didn't know a rule existed until a notice arrived. Skimming the table of contents of your CC&Rs once — parking, pets, architectural changes, rentals — is the cheapest conflict prevention available. And if you're planning an exterior change, check the covenants first, then file through Architectural Requests in the portal; approvals are much happier conversations than violations.
